Terms of Lease Agreement: 契約書同意項目

1. I/We agree to all house rules and use the guest space properly.

私/私達はルールに従ってあなたの部屋を使用することに同意します。

我/我們同意所有房屋的使用規則，並遵守正確的使用房間。

 

2. I/We agree to pay for reasonable repairs to damages inflicted to the property during my stay.Also I/We agree t pay 10,000JPY fine when neighbors complain about noise (loud voice, foot steps...).

    (e.g. break home appliances, furniture and all space we offer) 

私/私達は滞在中備品等を破損等した際、それに見合う修理代金を支払うことに同意します。また、近隣住民からゲストが起こした騒音などの苦情の連絡があった場合、10,000円徴収されることに同意します。

我/我們同意在住宿期間，假如對房屋、設備造成損害時,應支付合理的維修賠償。

 

3. I/We will not exceed the number of guests which already booked.

私/私達は申し込み人数にて宿泊することに同意します。

我/我們同意不會超過登記的住宿人數。

 

4. I/We will not make so much noise(sound of kid's running or jumping, talking loud and so on) which may make neighbors complains during my/our stay.

If we recieve complaint from our neighbor, we might not be able to host you and need you to pay for a certain amount of penalty fee too.　*Consent is not required for Grand Court Namba and Premier Stay Number.

私/私達は近隣住民が苦情を訴えるような騒音(例えば、子どもが床をドンドン歩く、走る、飛ぶ、大声を出す等)をたてません。

万が一近隣住民から苦情があった場合は、罰金を支払うことに同意します。※グランドコート難波やプレミアステイナンバは、同意不要です。

我/我們同意不會在我/我們住宿期間發出太多噪音（如:小孩的奔跑、跳躍發出的聲音、大聲說話等等），這可能會使鄰居抱怨。假如收到鄰居的投訴時，需支付罰款。　*Grand Court Namba 和 Premier Stay Number 无需同意。

 

5. I/We will not speak above a quiet voice level outside of the property, on approach to and from the property, and agree to be silent in common space in the building.　*Consent is not required for Grand Court Namba and Premier Stay Number.

私/私達はマンション内において、通常の話し声を超える大きな声で会話しません。マンションの共用部分では静かに速やかに移動することに同意します。※グランドコート難波やプレミアステイナンバは、同意不要です。

我/我們同意在公寓的共同使用空間時，不大聲喧嘩。並安靜的行動不影響其他住戶。　*Grand Court Namba 和 Premier Stay Number 无需同意。

 

6. I/We will contact to host if there's something to ask, not to residents. 

私/私達は何か質問があればマンション住民には話しかけず、あなたに確認します。

如果有什麽問題要詢問時，我/我們會聯繫客服人員，而不是其他住戶。

 

7. I/We will smoke only restricted area. I/We will not smoke in the room and around the building.

私/私達は決められた場所のみで喫煙し、部屋の中やマンション共用部分またはマンションの前の道などで喫煙しません。

我/我們只會限制區域範圍內抽菸。 我/我們不會在房屋內和建築物周圍抽煙。

 

8. I/We will not loiter on the street around the building.

私/私達はマンションのエントランス周辺(マンション前の道含む)でたむろしません。

我/我們不會聚集在公用空間、電梯口、大門、停車場入口等，影響其他住戶。

 

9. I/We will not put anything on either of common space and around the building. (parking is not allowed also)

    It will be subject to get forced removal and get fined. 

私/私達はマンション共用部分や建物周辺に私物やゴミを置きません。(マンションの専用駐車場も使用しません。)

万が一マンションの専用駐車場に停めてしまった際は、速やかに移動させることに従い、併せて罰金を支払います。

我/我們不會把私人物品與垃圾放在公用空間與建築物周圍。（不可以使用大樓停車場），如被發現時將被強制移走並罰款。

 

10. I/We agree to pay 300 USD if we lose or damage the portable WiFi unit.

私/私達は備え付けのワイファイを紛失もしくは故障させた場合は、300USドルを支払います。

如果我/我們遺失或損壞攜帶式WiFi設備，須賠償300美元。

 

11. I/We will not change the settings on the wifi. I/We will agree to pay 300 USD /day wifi fee if anybody changed the settings on the wifi.

私/私達はワイファイの設定を変更しません。もし設定を変更した場合は、300USドルを支払います。

我/我們不會隨便更改WiFi上的設定，如被發現更改WiFi上的設定，須支付300美元/1天 的WiFi費用。

 

12. I/We agree to pay 100 USD for key replacement for lost keys per 1 key. (Price may be higher depending on the lock)　

私/私達は鍵を紛失した場合、1本につき100USドルを支払います。

我/我們遺失鑰匙時，須支付1把100美元的更換費用。（價錢會依門鎖的不同來支付，價錢可能會更高）

 

13. I/We agree to pay 10,000 USD for fire, water and any other incidents (that would be caused by me or my members.) happens. Also if  it makes neighbors get damaged, I/We agree to pay more 10,000 USD.

私/私たちは火災、水害等事故を起こした場合、10,000USドルを支払います。またその事故により近隣住民が損害を受けた場合、更に10,000USドルを支払います。

我/我們如果引起火災，水災等事故，支付10,000US美元。再根據那個事故如果近鄰居民受到損失，支付更加10,000US美元。

 

14. I/We will not throw the garbage away around the guest space. I/We will follow the house rules.

私/私達はゴミを共用部分に捨てません。ゴミ捨てについてはルールに従います。

我/我們不會將垃圾扔在房屋周圍。我/我們會遵守房屋使用規則。

 

On accident: I/we acknowledge there are no responsibility on landlord& host for any injuries during the stay.

 As the signer of this document I/we agree to take responsibility for the safety ourselves.

Emergency: If any disaster happen, please see the evacuation guide and follow it.

事故について: 私/私達は滞在中のいかなる怪我・負傷も、あなたや建物オーナーに責任のないことを認めます。

この同意書・賃貸借契約書において、私/私達は安全のため自己責任を負っていることを認めます。

緊急事態について:緊急事態が発生した場合、避難ガイド(玄関ドア内側に貼り付け)に従い行動します。

關於事故：我/我們同意在住宿期間所發生的任何傷害，我/我們與房東沒有任何責任關係。

在這租約與合同協議書中，我/我們同意自己承擔所有的安全責任。

 

緊急情況：如果有任何緊急事態發生，請參閱疏散指南並遵守（疏散指南貼在大門後面）。
